The 9 steps of purchasing

Step 1

THE VISIT

One of our advisors presents you with different units available and some of their main strengths. We will answer your questions, whether they be about the plans, finishing touches, the buying process, or about current real estate opportunities.

Step 2

CHOOSING AND RESERVING YOUR CONDO

When you have chosen your unit, you can make a 10 days reservation in order to arrange financing and to reflect on your choice before signing the deed of sale.

Step 3

SIGN AN OFFER TO PURCHASE

It is at this meeting that the acquisition of your future condo materializes. Your deposit is guaranteed by the APCHQ.

Step 4

MORTGAGE APPLICATION

Our representatives will direct you to financial institution with whom we have negotiated favorable mortgage rates for our customers.

Step 5

CHOICE OF FINISHING

Meet with our designer to help you personalize your future home. They will assist you in selecting your flooring, countertops, kitchen cabinets, ceramics and much more. All while helping you take your furniture into account.

Step 6

MEMORY AID

Three to four weeks before the delivery of your unit, you will receive a letter or an email informing you of the next steps to follow. We will then contact our notary and your mortgage advisor to pass on the final elements necessary for the preparation of the deed of sale.

Step 7

INSPECTION VISIT

Shortly before the delivery of your condo, you will perform a final inspection of your unit with the constructor’s representative in order to check that everything is in accordance with your specifications. A form is filled out on the warranty document and signed by the representative which states the work that needs to be completed (if applicable) and both parties sign the Certificate of Completion before going to the notary.

Step 8

ACT NOTARIZED

The deed can now be signed. The notary shall make necessary adjustments (municipal and school taxes, condo fees, maintenance costs) and give you a copy of the declaration of condominium, your certificate of location, as well as the deed of sale for your property. This begins your 5 years new home warranty plan.

Step 9

AFTER SALES SERVICE

A person appointed by the constructer will contact you to ensure that you are well settled in your new home. Take the opportunity to let us know how satisfied you are with your purchase.
